We are delighted to tell you that we are adding to our national portfolio of corporate rental apartments a new building in Barcelona with ten units. This is a property located at 266 Cartagena Street, in the Sagrada Familia neighborhood, which will start operating in March under the commercial name of CATERINA – Sant Pau. With this new addition, which is located opposite the Estrella Damm factory, next to the Sant Pau hospital and just four blocks from the Sagrada Familia, we want to strengthen our presence in the Catalan capital as part of our national strategy, which is focused on Madrid and Malaga in the current phase, and will continue with new locations in Spain and neighboring countries.

Of the ten units we have added to our portfolio, five are one-bedroom and five are two-bedroom units. It should be noted that we have designed and built together with our interiosite original custom-made furniture to meet the professional equipment demand of the guests, with the objective that the average stay allows teleworking with total comfort whenever necessary.

This building as well as all the others we manage have all the comforts that a medium stay resident (from 1 to 11 months) may need: high speed internet, utilities included, fully furnished and equipped apartment, maintenance for your apartment, 24/7 attention etc…

Technological and energy efficiency solutions

Within our business strategy, and in addition to the specific interior design for each building, we will incorporate all the technological advances from the hand of one of our partners Alfred, which allow us to create a high quality product improving more and more what we call the ‘Caterina Experience’. We will also install intelligent devices that measure in real time the energy consumption in the apartments, with which we will monitor the electrical appliances and, if necessary, disconnect them, in order to provide an efficient and responsible consumption.

Our management model therefore makes it possible to optimize the operating costs of the buildings, so that the owner keeps his asset in excellent condition and protected against the higher expenses that may be generated by the deterioration of the property under operating models other than the corporate one. This also allows us to market the Caterina product at a higher price and maintain occupancies above 90%.

Another of our strengths is the marketing line with direct clients, which generates recurring loyalty that makes it possible for the product to be known and demanded regardless of the city in which it is located.

It is worth noting that last year we exceeded the figure of 100 million euros in real estate assets under management in Spain, and in our expansion plan for the next three years, we expect to quadruple the number of apartments under management.
